What makes Mandelieu different

Mandelieu is the town on our patch where the low season earns most. Two golf courses, the Estérel at the door, the mimosa in February, a winter climate that holds: retired northern Europeans take six weeks or three months here between November and March. On this coast a property that works in January is an exception; here it is the model.

Summer changes everything: the marinas, La Napoule, the beaches, the family trade. The same property goes from a three-month tenant to weekly turnarounds. It needs two ways of being run within the same year.

The marina residences, with a berth or a view over the port, let in their own market: a different guest, a different rate, a different listing.

What that changes in our work

  • Two regimes in the year: long winter lets, summer turnarounds
  • Longer winter contracts, so preventive maintenance before arrival
  • Golf, the Estérel and the train to Cannes set out in the welcome book
  • Upkeep stepped up in February, when the mimosa fills the town
  • Pricing that does not give the winter away — it is the most profitable season here

What to know before letting in Mandelieu

Registration with the Mandelieu-la-Napoule town hall and the thirteen-digit number on the listing are compulsory before the first letting.

Mind the regime on long stays: beyond a certain duration a furnished let stops being a furnished tourist rental and falls under different rules, with different obligations. Multi-month winter lets are exactly where that line is drawn. We raise it at the visit, before building the calendar.

We obtain the registration number for the properties we take on.

Frequently asked

Can a property in Mandelieu be let in winter?

Winter is in fact the most profitable season here. Two golf courses, the Estérel, the mimosa in February and a climate that holds: retired northern Europeans take six weeks or three months between November and March. On this coast a property that works in January is an exception.

Is a three-month stay still a furnished tourist rental?

Not necessarily. Beyond a certain duration a furnished let stops being a furnished tourist rental and falls under different rules, with different obligations. Multi-month winter lets are exactly the borderline case: we raise it at the visit, before building the calendar.

Do you manage apartments in the marinas?

Yes. Marina residences, with a berth or a view over the port, let in their own market: a different guest, a different rate and a different listing from the rest of the town.
