Why owners come to us

Most of the owners we work for live somewhere else — London, Geneva, Stockholm, Dubai. They own a property here, they use it a few weeks a year, and the rest of the time it sits empty or it is badly let by someone who never visits it. What they are looking for is Airbnb management they do not have to supervise from another country.

We are a small house. Our founder spent several years as a palace hotel concierge on this coast before starting it, and the standard has not moved since. Every property we take is one we have visited, and one we believe we can run properly.

We turn properties down

We choose the owners we work with as carefully as we filter the guests who stay. One property more than we can genuinely look after, and every other property suffers for it. So we say no regularly, and we would rather say it at the first visit than six months later.

That also means booking requests are screened with the same care. Your home is not a hotel room, and we do not treat it as one.

What you keep

You stay the primary host on your own listing. The account remains yours, the money goes to your bank, the calendar is yours to block whenever you want, without asking us. We work alongside you as co-host, as a service provider — we never collect rent on your behalf.

That distinction matters legally in France, and it is the reason your revenue never transits through us. The detail is set out in our pricing, in what we actually do, in how it works and in the towns we cover.

What does an Airbnb management company actually do?

It takes over the running of a short-term rental on the owner's behalf: the listing, the pricing, guest messaging, the in-person welcome, hotel-standard housekeeping and maintenance. Unlike a letting agent, a vacation rental management company holds no management mandate: it works as a co-host, and the rent is paid straight to the owner by the platform.

What is the difference between a concierge service and a letting agent?

A letting agent in France holds a licence under the Hoguet Act, signs leases and collects rent on your behalf. We do none of those things, deliberately. We are a service provider and co-host: your money never passes through us, the listing stays in your name, and you can stop with one month's notice. It is a lighter arrangement, and for a holiday rental it is usually the right one.

How much can my property earn as a holiday rental?

It depends on the town, the season, how many it sleeps and the state of the property — a congress flat in Cannes and a villa in Mougins follow very different curves. We publish no table. We look at what comparable properties nearby are actually letting for, then send you a written estimate after the visit. It is free and commits you to nothing.
