We manage short-term lettings — Airbnb, Booking and direct — for villas and apartments in Cannes: listing and pricing, guest vetting, in-person welcome, hotel-standard housekeeping and maintenance. One fee, 20% of nightly revenue, invoiced after each stay. We are based in the Cannes and Antibes area, ten minutes away.
What makes Cannes different
Cannes does not peak in August. It peaks in March with MIPIM, in May with the Film Festival, in June with the Lions, in September with the Yachting Festival, in October with MIPCOM. One congress week priced properly earns what a whole July earns elsewhere — and one priced badly passes unnoticed.
That means short, expensive, tightly packed stays. Three nights, a departure, a full reset, an arrival the same evening. During Festival week we sometimes turn the same property round twice. It is a logistics business as much as a hospitality one.
Neighbourhoods are not interchangeable. The Croisette and the streets running down to it hold congress rates. Le Suquet sells on charm and proximity to the water, with staircases that complicate everything. La Banane and Carnot let steadily but plateau sooner. We price week by week accordingly.

What to know before letting in Cannes
Cannes is the most tightly regulated town on our patch. Letting a second home as a furnished tourist rental requires a change-of-use authorisation, and since the law of 19 November 2024 that authorisation is conditional on compensation in saturated sectors — Le Suquet and La Banane among them. This is the first question to settle before buying to let, not after.
For a main residence, letting is capped over the year and the town may lower that cap. Registration with the town hall produces a thirteen-digit number that must appear on every listing.
We obtain that number for the properties we take on. We do not file change-of-use applications on your behalf: they bind the owner and carry sworn declarations that are his alone. We tell you what to fill in, and what will block.
