Between our first coffee
and your first payout.

Allow about three weeks between the first visit and the first booking requests. Four steps: the visit, and our straight answer on the property; getting it ready, with the photographer and the registration number; opening the calendar; then the running of it. We invoice 20% after each stay.

1 · We come and look

We visit the property, we look at what is there and what is missing, and we tell you what it can realistically earn — not what you would like to hear. This is also the moment we tell you whether we can take it on.

2 · We get it ready

Photographer, listing copy, the missing equipment, the safety points. Registration number obtained with the town hall. The welcome book written for your property, not copied from another.

3 · We open the calendar

The listing goes live, prices are set week by week, calendars are synchronised across platforms. Your personal dates are blocked first — they come before any booking.

4 · It runs

Guests, arrivals, housekeeping, laundry, the unexpected. Your revenue and your calendar stay in your own account, where you can see them at any time. We invoice our 20% after each stay.

From that point the work is continuous rather than seasonal. Rates are revised every week, the listing is rewritten whenever the property changes, and the calendar is reopened each autumn for the following year. A seasonal rental that is left alone between June and September loses most of what it could earn in spring and in the autumn.

You can stop at any time with one month's notice. Stays already booked are honoured to the end, the listing stays yours, and we hand back the registration number, the photographs, the welcome book and the contacts of everyone we work with on the property.

Frequently asked questions

How long between the first visit and going live?

Around three weeks. That covers our answer on the property, the tidying up, the photographer, the registration with the town hall and the writing of the listing. The thirteen-digit registration number must appear on the listing before it is published, which sets the pace. Once the calendar opens, the first enquiries usually arrive within days.

Who pays for the photographer and the small purchases?

They are invoiced to you, and any spending above the limit set in the contract needs your prior approval. These are rarely large items: a few pieces of furniture moved, sometimes two or three purchases. We tell you what will show in the photographs and what will change nothing.

What do you get back if you stop?

Everything. The listing stays yours, and we hand back the registration number, the photographs, the welcome book and the contact details of everyone who works on the property. Stays already booked are honoured to the end. One month's notice is enough, with no minimum term.
