Without the sales pitch: we charge 20% of nightly revenue after each stay, the cleaning is paid for by the guest, the commitment is one month's notice, your account and your revenue stay yours, and we do not accept every property. If your question is not here, call us.
What do you charge?
One fee: 20% of nightly revenue, invoiced after each stay and only on what is actually collected. A cancelled booking earns us nothing either.
Is the cleaning included in the 20%?
No, and that works in your favour. The cleaning fee is charged to the guest by the platform, on top of the nightly rate: you receive it with the booking and pass it on to us. It is not a second commission, because the amount is never deducted from what you take home — it is added to what the guest pays. Our 20% applies to the nightly revenue alone.
Am I tied in?
One month's notice, that is all. No minimum term. Stays already booked are honoured to the end, of course.
Do I keep control of my listing?
The account stays yours. We work as co-host: you see the calendar, the revenue and the messages, and you block your own dates whenever you want without asking us.
Do you take every property?
No. We turn down properties regularly. One more than we can genuinely look after and every other owner pays for it. We would rather tell you at the first visit than disappoint you later.
Can I use the property whenever I want?
Yes, and without asking us. You block your own dates in your own account and we see them. Some owners reserve their weeks a year ahead; others close the calendar at the last minute. Both work, as long as the stay is not already booked.
How and when am I paid?
Directly by the platform, into your own bank account, on its own schedule — usually the day after the guest arrives. The money never passes through us. We invoice our 20% separately, after each stay.
Which platforms do you list on?
Airbnb and Booking, depending on the property: some homes perform better on one than on the other, and listing everywhere is not always doing the owner a favour. We synchronise the calendars so a double booking is impossible.
What if a guest breaks something?
We photograph every arrival and every departure. When something is damaged we handle the claim with the platform from start to finish, within the deadlines it sets — deadlines that are short, and that many owners discover too late.
How far do you go?
Cannes, Le Cannet, Antibes, Juan-les-Pins, Golfe-Juan, Mougins, Mouans-Sartoux and Mandelieu-la-Napoule. Eight towns and not one more: beyond them we cannot promise to be at the property within the hour, and that promise is what we sell.
And the paperwork?
We obtain the thirteen-digit registration number from the town hall. The tourist tax, your tax return and your accounts stay on your side, with your accountant.
