in Le Cannet.
We manage short-term lettings — Airbnb, Booking and direct — for villas and apartments in Le Cannet, from the listing to the last departure. We are based in the Cannes and Antibes area, and Le Cannet sits at the heart of it: this is the town where we arrive fastest, often within the hour. One fee, 20% of nightly revenue, invoiced after each stay.
What makes Le Cannet different
Le Cannet is ten minutes from the Croisette at a third of the price per square metre. That sentence explains the whole rental market here: a good share of the people coming for Cannes sleep in Le Cannet on purpose, because they refuse to pay congress rates.
The result is a steadier calendar than Cannes. Fewer violent peaks, fewer troughs. Longer stays, families, couples who take a week and tour the coast by car. A property here fills better in June and September than a studio on rue d'Antibes.
Rocheville, the old town, the hillsides towards Pézou: the views carry, and they sell. A terrace looking over the bay is worth more, in photographs and in rate, than an extra bedroom with no view.
What that changes in our work
- We are minutes away: this is the heart of the area we cover
- Longer stays, so a mid-stay clean offered as standard
- Parking stated plainly in the listing — it is the first complaint here
- Photographs taken at the hour the view is at its best, not at midday
- Pricing aimed at occupancy rather than at the peak rate
What to know before letting in Le Cannet
Registration with the town hall is compulsory before the first letting, and the thirteen-digit number must appear on the listing. Since the Le Meur law of 19 November 2024 this applies across France, to main and second homes alike, and registration is moving to a single national service.
A listing without the number exposes the owner to a fine of up to €5,000. It is the most common penalty, and the easiest to avoid.
We obtain the number for the properties we take on.
