What makes Juan-les-Pins different
Juan-les-Pins is not a commune of its own: it is the seaside quarter of Antibes Juan-les-Pins. Same town hall, same registration duties. But a rental market with nothing in common with the old town of Antibes, two kilometres away.
Everything here happens in ten weeks. The pinède, the Jazz à Juan festival in July, the beaches, the nightlife. An apartment three minutes from the seafront lets in July and August at rates that exist nowhere else on our patch — and lets badly in November. It is a seasonal asset; the honest thing is to price it as one rather than give the winter away.
The building stock is largely nineteen-sixties and seventies blocks, usually in co-ownership, usually with an attentive residents' committee. That is the point not to overlook.
What that changes in our work

What to know before letting in Juan-les-Pins
Registration is made with the Antibes Juan-les-Pins town hall, and the thirteen-digit number must appear on the listing.
Before anything else, read the co-ownership rules. Some buildings in Juan-les-Pins prohibit short-term letting outright, or make it conditional. A clause reserving the building for residential use can be enough to stop your activity in court, whatever your registration says. It is the first document we ask to read.
A short let generating repeated nuisance can be challenged by the co-ownership. Guest screening is not a refinement here: it is what protects the owner.
