We manage short-term lettings — Airbnb, Booking and direct — for villas and apartments in Antibes: listing and pricing, guest vetting, in-person welcome, hotel-standard housekeeping, laundry and maintenance. One fee, 20% of nightly revenue, invoiced after each stay and only on what is collected.
What makes Antibes different
Antibes has something Cannes does not: a winter that actually fills. Port Vauban is the largest marina in Europe, and the crews working there look for lets of several weeks, usually between October and April. They are careful, regular tenants who pay in advance and make no noise. A property positioned for them works eleven months a year.
Summer is a different business entirely: families, the Salis and Ponteil beaches, the old town. Two trades in the same year, on the same property.
Cap d'Antibes is its own market — villas, high budgets, villa expectations: pool, grounds, staff. The rest of the town trades on being walkable to the Marché Provençal and the beaches.

What to know before letting in Antibes
Registering the property with Antibes Juan-les-Pins is compulsory before the first letting. It produces a thirteen-digit number that must appear on every listing, on every platform.
As everywhere, letting a main residence stays capped over the year, and exceeding that cap moves the property into another regime, with a change-of-use authorisation attached. Local rules are moving: we check them at the visit, not six months later.
Tourist tax is collected and remitted by the platforms. It is not part of our fee and never passes through us.
