Where we work,
and how far.
We cover the western Riviera, from Mandelieu to Antibes and inland as far as Mouans-Sartoux. We stay inside that perimeter on purpose: it is the distance at which we can be at a property within the hour when something goes wrong.
The coast
Cannes — the most tightly regulated town on our patch, and the one where the congress calendar matters more than the summer. Short, expensive stays and very fast turnarounds.
Le Cannet — ten minutes from the Croisette at a fraction of the price. Longer stays, families, a steadier calendar. It sits at the heart of the area we cover.
Antibes — the only town on our patch with a real winter season, thanks to the yachting crews at Port Vauban. Two different businesses in the same year.
Juan-les-Pins — part of the commune of Antibes Juan-les-Pins. Ten intense weeks around the beaches and the jazz festival, and strict guest screening because of the co-ownership rules.
Golfe-Juan — part of Vallauris Golfe-Juan. Family lettings, longer stays, occupancy rather than peak rates.
Mandelieu-la-Napoule — golf, the Estérel, the mimosa in February, and long winter lets from northern Europe. The one place here where January earns.
Inland
Mougins — a villa market. Pools, gardens, gated domains, high budgets and high expectations. Technical, continuous work.
Mouans-Sartoux — not a beach town, and we do not pretend otherwise. Guests touring the region by car, a longer and quieter season, a station on the Cannes–Grasse line.
Outside the perimeter
We are asked regularly to take properties in Nice, Saint-Tropez or Monaco. We decline. What we are depends on that refusal. At that distance we cannot promise to be there within the hour, and the promise is the whole point.
Frequently asked questions
Why not Nice, Saint-Tropez or Monaco?
Because we could not be at the property within the hour, and that promise is what we sell. A leak on a Saturday evening, a jammed lock, a guest arriving early: forty minutes away, the answer is no longer the same. We would rather turn a property down than look after the others badly.
Can you manage several properties in different towns?
Yes, as long as they stay inside the eight towns. An owner with a flat in Cannes and a villa in Mougins has one point of contact, one arrangement and one invoice per property. It is in fact the most common case here.
