Property management on the French Riviera is not passive income. It is daily work made of details nobody notices when they are done properly. Here is everything we take off your hands on a villa or an apartment: listing, pricing, guest vetting, check-in, housekeeping, laundry and maintenance.
The listing
We bring in a professional photographer, write the listing ourselves and rebuild it whenever the property changes. A holiday rental listing is not written once: it is corrected every season, against what guests actually ask about and complain about.
Pricing
Rates are reviewed every week against real local demand — congress weeks in Cannes, the Jazz festival in Juan-les-Pins, the winter season in Mandelieu, school holidays in northern Europe. A flat summer rate leaves money on the table in May and empties the calendar in November.
Guests
We answer every enquiry, we read the profiles, and we decline the ones we do not like. Parties, unverified accounts, vague one-night bookings for six people: refused. We chase the review after every departure, because the ranking of your listing depends on it far more than on your photographs.
Arrival
Someone meets your guests in person, hands over the keys, shows them how the house works and answers the phone for the rest of the stay. A welcome book in French and English covers the rest — the boiler, the bins, the beaches, the restaurants we actually eat in.
Housekeeping and laundry
Hotel-standard cleaning between every stay, inside and out, with the linen laundered professionally rather than in the property's own machine. Consumables restocked. A photographic inventory at every departure.
When something breaks
A network of tradesmen we have used for years: plumber, electrician, outdoor-areas contractor, air-conditioning engineer. When a claim is warranted we handle it with the platform from start to finish, within its deadlines, and we tell you what happened with photographs rather than sending you a bill you cannot verify.

How many properties do you manage?
A handful, and that is deliberate. We regularly turn down villas and apartments alike, because taking on one more than we can genuinely handle would mean looking after all the others badly. If the book is full when you write, we will say so plainly and let you know as soon as a place opens up.
Who actually comes to the property?
We do, along with the independent people we have chosen and work with regularly: housekeeping, linen, small maintenance. Not a different team every visit — that is exactly what owners complain about when they leave their previous provider. You get the contact details of everyone who works on the property.
