One fee for full short-term rental management: 20% of nightly revenue, invoiced after each stay and calculated only on what is actually collected. A cancelled booking earns us nothing either. No setup fee, no subscription, no minimum term — one month's notice and we hand everything back.

Charged separately

Deep cleans after building work, setting up and maintaining the outdoor areas, key handling beyond the ordinary, and anything a guest orders from the services catalogue, which is billed to them and not to you.

How the cleaning is paid for

The cleaning fee is charged to the guest by the platform, on top of the nightly rate. You receive it with the booking and pass it on to us. It is therefore not a second commission: the amount is never deducted from what you take home, it is added to what the guest pays. Our 20% applies to the nightly revenue, and to nothing else.

Not included, and deliberately so

Tourist tax, which the platforms collect and remit themselves. Your tax and accounting. And everything that falls under a French estate agency licence — management mandates, collecting rent on your behalf, drafting leases. We are a service provider and a co-host, not an agent, and your money never passes through our hands.

What happens if the property does not let this month?

You are charged nothing. Our fee is a percentage of the nightly revenue actually collected: a month without a booking produces no invoice, and neither does a cancelled reservation. There is no subscription, no set-up fee and no monthly minimum. A property that does not let earns us nothing, which is exactly what obliges us to fill it.

What exactly is the 20% calculated on?

On the nightly revenue collected, excluding the cleaning fee and the tourist tax. The cleaning fee is paid by the guest on top of the nightly rate and is not part of the base. The platform's own commission is deducted by the platform from the payout it makes to you; ours is invoiced separately, after the stay.

Does the fee change by season or by town?

No. 20% of nightly revenue all year round, whatever the season, the town or the type of property. A festival week in Cannes and a November weekend in Mouans-Sartoux are charged at the same rate. There are no tiers, no sliding scale and no summer surcharge.
